Terms and Conditions

Age Minimum: Primary tenant must be age 24 or older.
No Smoking/Vaping: This is a non-smoking property. Do not smoke/vape anywhere inside the cabin, on the porch, or within 15 ft of the cabins. If smoking around the fire or other areas of the yard, please make sure all doors and windows are closed to prevent smoke from entering the cabin. Dispose of all smoking refuse in the city garbage bin. VIOLATION OF THIS POLICY WILL RESULT IN $500 FINE AND EVICTION WITHOUT REFUND.
No Pets: No pets allowed inside the cabin or on the property. Service animals will be allowed with prior approval. VIOLATION OF THIS POLICY WILL RESULT IN $500 FINE AND EVICTION WITHOUT REFUND.
No Tents, Campers or Trailers: This is a city ordinance and is strictly enforced. Those found not in compliance are fined by the city. In addition, no floor sleepers or any undeclared guests allowed. VIOLATION OF THIS POLICY WILL RESULT IN EVICTION WITHOUT REFUND AND POSSIBLE FINE FROM THE CITY.

No Events, Large Gatherings or Parties: This home is being rented to the person that paid for the booking and his/her stated number of guests. Additional overnight guests up to and exceeding the maximum occupancy, must be pre-approved by the owner in writing. Hosting a gathering that includes more than four people not listed on the rental application, without owner’s prior written approval is prohibited, AND WILL RESULT IN EVICTION WITHOUT REFUND.
Quiet hours: 10pm-7am. Thank you for being considerate to your neighbors and other cabin guests. Some of our neighbors live here full-time and may be heading to work or school the next mornin
Cancellations: Cancellations made at least 14 days before check-in will get back 100% of the amount they have paid. Cancellations made less than 14 days of check-in are non-refundable.

Condition of Property: Guest will be responsible for damages to the property and contents during their stay, and to avoid any extra charges or evictions the following shall be complied with:

No damage is done to the cabin or its contents

No linens, decor or household items are damaged or missing
-
The cabin has not been smoked in and is free from the smell of cigar/cigarette smoke
-
No pets have been allowed in the home
-
No tents or trailers or additional guests have occupied the property
-
Quiet times of 10pm-7am complied with
-
Property has been restored to good order

Check-in: 4:00 pm, unless other arrangements are made in advance
Check-out: 11:00 am, unfortunately we are unable to accommodate late check-out requests
Parking: Each cabin has private driveway for two cars. Please do not park in alleyway by Juniper Cabin.
Security: Please keep doors and windows locked. Although we haven’t heard of any security concerns in this area, we don’t want there to be a first time with our guests. Avoid tempting thieves by leaving valuables in your car.

Lost & Found: Owners will not be liable or responsible for personal items left behind, lost or stolen. If you leave an item after checking out and wish to have it returned, please call us as soon as possible and we will gladly arrange to ship it to you for the cost of shipping. Items will be held for 7 days after departure.

Provided : Cabin will be set up with supplies, including:

Bed linens, pillows and blankets

Bath towels, hand towels, washcloths

Dish soap, hand soap, toilet paper, paper towels, laundry soap; and

Basic kitchen equipment, garbage bags and some kitchen staples

Complementary organic coffee and tea

Games/DVD's
Please bring your own:

Personal toiletries such as toothpaste, shampoo and conditioner.

Firewood for firepit
Heating: This cabin is heated with a gas wall heater near the master bedroom. Please see instructions for its use posted on the wall next to the heater. There are also 2 additional space heaters in the cabin if needed. We want you to be warm and comfortable, so please heat the home as needed for your comfort. We appreciate any energy conservation steps you can take that will help keep utility bills lower.
THE AREAS WITHIN 3 FEET OF THE WALL HEATER COULD GET VERY HOT. MAKE SURE NOTHING, ESPECIALLY IMMOBILE PEOPLE (e.g. SLEEPING CHILDREN), IS PLACED IN FRONT OF ANY HEATERS AT ANY TIME, AND DOUBLE CHECK AREAS AROUND HEATERS ARE CLEAR BEFORE GOING TO BED OR WHEN HOME IS UNOCCUPIED.

WIFI: Free internet
Washer/Dryer: Guests are welcome to use the washer and dryer. Please do NOT wash or dry any type of shoes or place sandy items into the machines. Please only wash small loads of laundry. Overloading can cause the washing machine to malfunction and the door to lock for long periods of time. Guests will be responsible for any damages resulting from not following these instructions.
Garbage: City trash bin is located outside the front gate leading into the yard.
Cooling: This home has window mounted air conditioning units. Please see instructions posted near them for specific instructions.
Fire-pit: There is a fire-pit in the front yard. Please be considerate and return the firepit to the same clean condition which you found it.
Propane Grill: Please be considerate and return the grill to the same clean condition in which you found it.

Access to Property: The Owners or their agent may enter the premises immediately in the event of an emergency, in order to perform necessary repairs and/or maintenance; and with 24 hours notice, for normal maintenance.

This Agreement may not be assigned, nor the property sublet, and is for the sole use of the Tenant and occupants listed in the Rental Agreement. No changes to, or changing of, locks are permitted.
Any exceptions to the rules and regulations as written here must be approved in writing in advance. Rates, terms and conditions are subject to change without notice.
Force Majeure: There may be circumstances beyond our control and contemplation, in which the property might not be available for your booking. Examples of these include (but are not limited to) destruction of or severe damage to the property. In the event of force majeure, we will do our best to make alternative arrangements for you where possible. If we cannot, or if the alternative arrangements are not acceptable to you, then we will refund all monies paid. This will be the full extent of our liability to you in such circumstances, and we will not be responsible for any other costs connected with any such cancellation, however arising.
Legal Responsibility: The Renters will hold the Property Manager and Owner harmless from any liability suit arising from acts or omissions of the Renters while occupying the property. The Property Manager or Owner will not be responsible for the damage to the Renters’ personal property while occupying the property.
Renter Signature: I certify that I am at least 24 years of age and that I will be held responsible for the care of this property being rented under my name. I accept full responsibility for damages or extra cleaning charges, should they be discovered during or after departure.
I have read this agreement and understand it is a legal document and I/we bear full responsibility for consulting with legal counsel if this document is not understood in its entirety.
In lieu of a physical signature accepting the terms of this agreement, it is implied by the exchange of funds for booking the Lava Hideout Cabins that the Tenant named in the booking accepts the full terms of this agreement.
